Landlord Gas Safety Certificates (CP12)
PlumbRite provides Landlords Certificates and Gas Safety Certificates — also known as CP12 — for landlords, individuals and companies across Dorset.
The certificate will be issued to the tenant and/or customer immediately after the inspection has been completed.
By law, under the Gas Safety (Installation and Use) Regulations 1998, it's a landlord's responsibility to get a Gas Safety Certificate every twelve months. You must get this from a Gas Safe registered engineer for all pipe work, gas appliances and flues installed at your property.
Failure to hold a valid certificate can result in significant fines. Our Gas Safe engineers carry out the inspection thoroughly, issue the certificate on the day, and advise on any remedial work required.
10-point Gas Safety Inspection
Every Gas Safety inspection covers all of the following points. The inspection is carried out by a Gas Safe registered engineer with the relevant competencies marked on their ID card.
- 1 Adequate supply of air to all gas appliances
- 2 Operation of appliance, control taps, ignition system and flame supervision devices
- 3 Check the flame picture of any burner(s)
- 4 Check clearances for combustible materials
- 5 Check the stability of the appliance
- 6 Gas installation pipework and flexible connection(s) where appropriate
- 7 Ensure operating gas pressure or heat input rate or both are correct
- 8 Test all controls for satisfactory operation
- 9 If gas connection disturbed, test for tightness — carry out full test if required
- 10 Advise gas user of any defects or further work required or recommended as necessary
Domestic Gas Safety Checks
PlumbRite strongly advises that all gas appliances, flues and pipework should be installed, regularly maintained and serviced at least annually by a Gas Safe registered engineer.
Anyone employed to work on gas appliances in domestic premises must be a Gas Safe registered engineer and competent in that area of gas work. The gas engineer's competencies are clearly marked on the back of the engineer's Gas Safe Register ID card.
